UIAL specializes in placement of investor’s funds in to high yield loans secured by 1st Trust Deed on residential 1-4 units (rental, business purpose), multi-family/apartments, mixed use, commercial and construction loans throughout the southern California region.​​

Single Notes: Investors can purchase single whole notes secured by real property. The investor owns the entire note and the borrower pays the investor monthly mortgage payments which are collected by the investor or a servicing agent and distributed to the investor.

Fractionalized Notes: Fractional notes are single whole notes secured by real property that are owned by 2 to 10 investors. Each investor owns an undivided interest in the note and receives a pro rate share of the monthly mortgage interest that is collected by a servicing agent and distributed to the investors every month.

 

Investment Process:

  1. Prior to funding, the following documents are available for your review:

1003/borrower’s loan application, preliminary title report, credit report, MLS listing & other real estate sales information, appraisal report or BPO, purchase contract (for purchases), leases & rent roll (for rental properties).

  1. When you select a loan to purchase:

An escrow account is opened. Instructions are provided to escrow to receive funds, update the beneficial interest on the trust deed to the new investor, new investor is added as an additional insured on the title insurance, and the property insurance policy as the loss payee.

  1. After the loan closes the investors will be provided with:

A copy of signed disclosures, recorded deed of trust, note secured by deed of trust, insurance policy, and final title policy showing beneficiary/investor lien.

 

Construction Projects:

In addition to steps mentioned above in Investment Process, we will:

  1. Review contractor's cost breakdown, feasibility of draw schedule, architectural plans, permits and contractor licenses.
  2. Keep investors informed as to the progress and status of the construction project.
  3. Review and approve releases issued by the contractors prior to release of funds per draw schedule.
  4. Order and review 122 Endorsements from the title company prior to release of funds per draw schedule.
  5. Perform periodic regular property inspection and evaluations (insuring all work conforms to original plans and specifications).
  6. Approve draw releases according to scheduled dates.
